For those of you that have been in the trenches for a number of years this is NOT a new suggestion BUT for those of you Newbies please save yourself many sleepless nights. BEFORE you purcahse and close on a property no matter how simple and easy a deal looks please get an Oil Tank Sweep done of the property.

I have now been to two Tri State meetings and have been fortunate enough to have met a bunch of really nice eager people. The meetings have been very informative and the panel discussion at this last one is just the sort of thing new people to the game need to experience and have access to for Q and A with and from pros. So you want to be a successful "investor"......well then stop making donations to the loss side of the ledger.
What do I mean? If you have a property and it is NOT performing then figure out right now how to stop the bleeding. You can NOT make money if you are losing it on a monthly basis with your "investment real estate" holdings.
